01 · Project initiation

A sound professional foundation, from day one

The first construction RFP drew no submissions — there was no coordinated design for contractors to price against, not a shortfall in the team.

The HOA took the correct strategic decision: appoint a Lead Architectural Consultant to establish the project properly under SACAP and municipal requirements, before returning to construction tender.

Since AIV Associates' appointment on 27 March 2026: the brief and stakeholder requirements are established, statutory zoning is confirmed, specialist investigations are coordinated, and design has progressed into Stage 3 — all on a structured SACAP Stage 1–6 programme.

  • Architectural design complete for Stage 3, now issued for consultant coordination.
  • Quantity Surveyor and specialist engineering consultants are being appointed per the HOA's procurement process.
  • Municipal due diligence and statutory planning investigations are complete — development parameters confirmed.
  • SANS 10400-XA energy compliance consultant appointed and integrated into the design team.
  • AIV coordinates the full consultant team as the HOA's single point of contact throughout design and approvals.
